The Value of Your Property in Spain

Spain has three value concepts:

  • The cadastral value (valor catastral)
  • The purchase price as stated in the Title Deed (escritura)
  • The market value (valor real)

The valor catastral is listed on the receipt of the local rates (Impuesto sobre Bienes Inmuebles - IBI)

The market value is almost always higher than the Title Deed value.

It happens often in Spain that sellers of existing homes are trying to convince buyers to reflect a lower value in The Title Deed as sellers want to receive the difference in cash.

As a buyer it is not always wise to reflect a lower value in the Title Deed. It can affect your Capital Gains in the future and this means that you may pay more tax.
